The economics of it
A 40-room hotel with ₽60M annual revenue and 80% of bookings through aggregators gives them ₽7–10M in commissions. Shifting even a third of these bookings to direct pays off a good site within a couple of months. Guests are willing to book directly — if the site is no worse than an aggregator in convenience and gives a reason to book right here. We proved this in practice: in the country hotel case, the share of direct bookings grew from 20% to 51% in a year.
The booking module — the heart of the site
- A calendar with live availability by room category and instant confirmation;
- sync with a channel manager (TravelLine, Bnovo) — so a room is not sold twice between the site and aggregators;
- payment by card or SBP, prepayment or a card guarantee;
- a maximum of 3–4 steps from “picked the dates” to “booked” — every extra step loses guests.
A reason to book directly
The guest compares your site with an aggregator — give them a benefit:
- the best price on the site (aggregators forbid undercutting, but not bonuses);
- “website-only” packages: a stay with dinner, a spa weekend, an early check-in as a gift — an aggregator simply cannot display such things;
- bonuses: late check-out, a compliment, a cumulative loyalty program for returning guests.
Content that sells the room
- Photos decide: professional shots of the rooms, grounds and food — the best investment in a hotel’s conversion;
- honest category pages: floor area, beds, view, what is in the room — a mismatch with expectations turns into bad reviews;
- grounds and activities: a sauna, rentals, a kids’ zone, excursions — in the countryside you sell not a “room” but a “weekend”;
- how to get there — in detail, with coordinates and landmarks.
Traffic to a hotel site
- Branded queries: a guest saw you on an aggregator and googles you directly — the site must be number one for the name, with prices better than the aggregator’s;
- geo queries: “resort [region]”, “hotel with a pool [destination]” — landing pages for segments, as we covered in the article on travel agencies;
- maps: a filled-in listing with photos and fresh reviews;
- a guest base: collect emails at check-in — a “we’ve opened the summer season” campaign to last year’s guests brings bookings almost for free.
After the booking
An automated confirmation email is an upsell point: transfer, sauna, late check-out, dinner. In our case study, upsells from the email added on average ₽2,100 to each direct booking. Plus a reminder before arrival with directions — fewer calls to the front desk.

Conclusion
A hotel site with its own booking module means returning aggregator commissions to your own pocket: a live calendar with sync, “website-only” packages, strong photos and working with the guest base. The payback is months. We will build a site with booking and channel-manager integration — let’s estimate your project.
